During a free consultation we have the opportunity to discuss your project brief, requirements and budget. The work stages from design to construction are explained and an initial site visit takes place.
At the end of this stage a fee proposal is drafted including details of services, costs and brief and upon agreement our appointment contract is put in place.
Based on the initial project brief a preliminary appraisal is developed to assess the options and feasibility of the project. Depending on the size of the project, a number of concepts are presented for you to choose from.
The outcome of this stage is the development of an outline proposal reflecting on your aspirations and providing you with a design that adds value and improves quality of life.
At this stage our services include coordinating the work of other consultants into the design and liaising with the authorities, in order to transform ideas into a final architectural proposal.
The stage concludes with the development of a final design proposal that will then be submitted for planning approval, if required.
Technical drawings, details and specifications are prepared that will be used to price the tender and construct the building.
Following the detail design by all consultants and the bill of quantities, contractors are invited to tender for the project. Tenders are assessed by the team and a contractor is appointed.
At this stage we administer your contract with the contractor, carry out regular on- site inspections, deal with queries, instruct any additional work required, monitor progress on site and certify payments due to the contractor.
When the project is ready to handover the works are inspected, final payment takes place and a certificate is issued.
